FEES


Website Listing fees are paid per unit multiplied by the number of units allotted. For example, for 5 apartments, the fees are $20 per apartment x 5 = $100 to list. This is a permanent online listing and if the space is vacant again a few years later, we can fill it again.
Placement fee will be paid by the Property based on a percentage of one month's rent per unit, upon start of tenancy and payment of the first and last month's rents. For example, if tenants are placed into a one bedroom apartment with each unit renting at $800 per month, the placement fee will be $800, payable on move in date. It works out to less than 10% of that entire year's rental income per unit, which is only fair considering that the tenancy can last much longer than our one year agreement. For that year, each unit will be making $800 x 11 months (minus that first month placement fee) = $8800, which is better than leaving it empty for several months! Remember, placement is guaranteed upon listing and the placement fee is payable from the payment of the first and last month's rents upon start of the tenancy. Also as assurance, the source of rent payments comes from a reliable source, the government welfare or direct payment from tenant's bank account. Placement and Replacement Fees (All Non-Refundable)
Initial Placement of units = 100% of one month's rent x units for minimum one year tenancy
Replacement of tenants within first year if Property evicts = 50% of one month's rent per unit
Replacement of tenants within three months if Tenants leave without dispute = Free Replacement
Note: The Placement Fee is non-refundable because upon payment of the Tenants first and last months rent, the Property is paid and therefore, the Agency has to be paid as well for bringing the Tenant in. From then on, it is up to the Property and the Tenant to maintain a good relationship which will hopefully be for 1 year or more, as the Agency's role is mainly to recruit tenants and fill the vacancies.
