FEES

Website Listing fees are paid per unit. We charge a set fee per unit multiplied by the number of units allotted. For example, for 5 apartments, our fees are $50 per apartment x 5 = $250 to list for the year. But this is refundable at the end of the year, if we have not placed tenants into the units, for the number of unoccupied units.
After we place tenants into a space, we charge a non-refundable Placement fee to Properties based on a percentage of one month's rent per unit, payable upon tenancy and payment of the first and last month's rents. For example, if we place tenants into 2 one bedroom apartments with each unit renting at $800 per month, our placement fee for both units will be $800 x 2 = $1600. It works out to less than 10% of that entire year's rental income per unit, which is only fair considering that the tenancy can last much longer than our one year agreement. For that year, each unit will be making $800 x 11 months (since we take that first month) = $8800 x 2 units = $17,600, which is better than leaving both empty for several months! Remember, we guarantee placement upon listing or we refund the listing fee and that we only get our placement fee from the payment of the first and last month's rents upon start of the tenancy. Also as assurance, the source of rent payments comes from a reliable source, the government welfare!

Note: If only one unit is listed and placed, placement fee includes one webpage of property, basic listing. Listing fee is charged to cover costs of website & updates, transportation for viewing, small ads & listings in other papers, promoting properties in shelter presentations, and processing of papers. Sometimes, if the Property fills the units on its own, the listing fee is refunded within the year and those units are removed from CASA P.O.W. website listings.
Placement, Replacement, Exchange & Residual Fees (All Non-Refundable)
Initial Placement of units = 100% of one month's rent x units allotted for minimum 1 year lease
Exchange (or Addition) of Co-Tenants within first year if Tenants ask = Free Exchange (or Addition)
Replacement of tenants within first year if Property evicts = 50% of one month's rent per unit
Replacement of tenants within three months if Tenants leave without dispute = Free Replacement
Note: The Placement Fee is non-refundable because upon payment of the Tenants first and last months rent, the Property is paid and therefore, the Agency has to be paid as well for bringing the Tenant in. From then on, it is up to the Property and the Tenant to maintain a good relationship which will hopefully be for 1 year or more, as the Agency's role is mainly to recruit tenants and fill the vacancies.
